We are a boutique real estate development company based in Maastricht, The Netherlands. We specialise in redeveloping historic city-centre properties into high-end projects that combine architectural heritage with modern amenities.

Our main focus is on the market for small to medium-sized apartments, with a smaller focus on hospitality and offices. By managing the full process—financing, development, construction, rental and facility management—we ensure seamless delivery and long-term value. Our portfolio includes projects ranging from 250 sqm with 4 residential units, to larger developments with 27 residences in 1400 sqm of built-up area.

Our Business Model

We see great opportunities in the Maastricht real estate market. As the housing shortage continues, and new policies are implemented to encourage the supply of new dwellings, we continue to identify opportunities and move quickly to fill these gaps.

Heritage Buildings

We invest in buildings with Monumental status (Rijksmonumenten) in city-centre locations, and convert them into modern, high-quality and energy efficient apartments. Due to the high demand for rental properties in the city-centre, and the restricted supply of heritage buildings, there is a growing demand for our projects. Due to the technical and regulatory requirements of heritage buildings, we have a clear competitive advantage in the market.

Energy Savings & the WWS

The WWS is a legal system implemented in July 2024, which determines wether a property is subject to a ceiling on rent and thus property value, or if it lies in the free sector.  Among others, energy labels are the most important factor in definig a property value, and its financing capabilites. That is why we invest in upgrading historic apartments to reach A+++, reducing the amount of energy they consume, and increasing their value. 

We do this by redesigning property layouts and investing in energy saving technologies such as insulation, heat pumps, upgrading windows and roofs, and using sustainable materials and A+++ installations.
